Every agent, no matter which company they work for, is an independent contractor. Companies offer agents resources, but the agent chooses which methods to use — or develops their own — to represent a seller, buyer, or borrower.

Company Philosophy

The 4 rules of real estate.

(It’s safe to say these rules apply to life in general, too.)

  1. Show Up

    What happens if you don’t show up for your job? Your relationships? Your children’s lives? In construction, showing up on time gets you ahead of 80% of the entire industry.

  2. Pay Attention

    What happens if you fail to pay attention while driving? When a client needs a 3-bedroom, don’t show 2-bedrooms.

  3. Always Tell The Truth

    The trouble for most with rule 3 is that they’re not truthful with themselves. That’s where you start. When in doubt, disclose. An agent must disclose everything to a potential buyer they may know or discover before or during escrow. Decide what you want, then take all necessary steps to get there. If you’re qualified for a $500,000 home, why look at $750,000 listings? Be realistic.

  4. Don’t Get Attached to the Outcome

    I’ve worked on transactions, and the deal falls through. It will happen. In 1991, a buyer made an offer on a custom ocean-view home in San Clemente. He was a pilot, and during escrow he died in a crash. The escrow fell through. Three years later the home sold for $300,000 less. You can have the best intentions and a great plan — in the end, the plan may not work out exactly as you hoped.

A good agent is usually busy. Most new clients come from referrals — past satisfied clients who refer me to friends and family. You can see how that compounds over 33 years.

I treat every client as themost important client. You can’t please all the people all the time — what I learned building homes is that you shoot for 100%, a perfect house, zero defects. If you obtain 80–90%, you’re doing pretty well. There are no problems, only solutions.

Real estate is a practice, like law and medicine. What seems like “common sense” to me is unfortunately uncommon in most agents’ behavior. There will always be people who take from the woodpile — but that doesn’t stop us from leaving the pile a little higher than the way we found it.
